Residential sales activity recorded through the MLS® System of the REALTORS®
Association of Grey Bruce Owen Sound came in below year-ago levels in December
Home sales numbered 88 units in December 2012, down six per cent from the same
month last year. This was a considerable improvement from the 21 per cent yearover-
year drop in November.
This improvement was reflected in the seasonally adjusted sales figure, which rose
four per cent in December compared to November, reaching the highest level since
June. Seasonal adjustment accounts for normal seasonal variations in housing
Sales of all property types numbered 116 units in December 2012, down seven per
cent on a year-over-year basis.
A total of 2,164 homes traded hands in 2012, up six per cent from levels in 2011.
The average price of homes sold in December 2012 was $215,370, down five per
cent from the same month in 2011.
The annual average price for home sales in 2012 was $217,754, edging up one per
cent from the average price in 2011.
New residential listings on the Association’s MLS® System numbered 164 units in
December 2012, down 10 per cent compared to December 2011.
The overall number of homes for sale on the market remains at elevated levels.
Active residential listings totalled 1,384 units at the end of December, up 10 per cent
from the same time last year.
The number of months of inventory stood at 15.7 at the end of December, up from
13.4 months at the end of December 2011. This also stands slightly above the longrun
average for this time of the year. The number of months of inventory is the
number of months it would take to sell current inventories at the current rate of
The dollar value of all home sales in December was $19 million, down 11 per cent on
a year-over-year basis. The total value of all properties sold in December 2012 was
$24.9 million, down nine per cent from a year earlier.
