Home sales down in January

Residential sales activity recorded through the MLS® System of the REALTORS®

Association of Grey Bruce Owen Sound came in below year-ago levels in January 2013.

Home sales numbered 79 units in January 2013, falling 21 per cent from the same month
last year.

Sales of all property types numbered 115 units in January 2013, down 10 per cent on a
year-over-year basis.

The average price of homes sold in January 2013 was $225,699, a gain of 25 per cent
from the same month in 2012; however, most of this increase reflects an unusually low
average selling price last year.

New residential listings on the Association’s MLS® System numbered 293 units in January
2013, up seven per cent compared to January 2012.

The overall number of homes for sale on the market continues to run at elevated levels.
Active residential listings totalled 1,495 units at the end of January, rising 15 per cent
from the same time last year.

The number of months of inventory stood at 18.9 at the end of January, up from 13.1
months at the end of January 2012. This also stands above the long-run average for this
time of the year. The number of months of inventory is the number of months it would
take to sell current inventories at the current rate of sales activity.

The dollar value of all home sales in January was $17.8 million, edging down just one per
cent on a year-over-year basis. The total value of all properties sold in January 2013 was
$28.4 million, up 11 per cent from a year earlier.

The REALTORS® Association of Grey Bruce Owen Sound represents approximately 360
